We have used 1836 for years as our property management company for one of our properties in Austin. They are phenomenal. We have used other property management companies in different areas of the country in the past that do not do a fraction of what 1836 does. If you are looking for a property management company to manage a rental, look no further. They cover everything at a very fair price. They are always available when you need them and go above and beyond what you might expect from a property management service. Since we started using them, we have had our property rented pretty much 100% of the time and never had any issues with them at all. We highly recommend.

We have been renting for over 20 years and this is the BEST property management company we have ever worked with. They are so fast at resolving any problems you are having, let you know who the vendor assigned to you is and follow up to make sure the work was done. Can't say enough good things about this company!!

Whatever you do don’t go through this company. Everything on here in insane. The person who would check our rental property always had great things to say about how we had the property and to nearly leave 3k for a deposit. And not recieve not even half is JUST SO INSANE.
The deductions were based on documented move-out expenses, including repairing damaged flooring, replacing a ceiling fan, replacing broken blinds and a doorbell, repairing screens, removing picture hangers and personal property left behind, replacing missing or damaged items, and other documented make-ready work. We recognize that you may disagree with some of the deductions, but they were based on documented conditions and expenses rather than an arbitrary decision to withhold your deposit. Residents who have questions or disputes regarding their security deposit are provided instructions for addressing those concerns directly with our office.
I am writing to express my great satisfaction with 1836 Property Management. I have been a tenant of theirs for over 4 years and have had nothing but positive experiences. Angela (who manages the maintenance department) has been wonderful to work with. I had a major water issue, and she checked on my family right away and helped resolve the issue. She was very responsive and helpful to solve the problem. I would highly recommend 1836 Property Management to anyone looking for a reliable and professional property management company. They are truly a pleasure to work with.

Beware getting nickeled and dimed by their automated systems and renter interface. Even when rents are paid on time.
The charge referenced was for a resident service that this resident had the option to opt out of but did not. While the charge was therefore applied appropriately, we understand that it may not have been what they intended. As a courtesy, we reviewed the situation and **removed the charges from their account**. We’re always happy to work with residents to resolve questions about their account and encourage residents to reach out to us directly when something doesn’t look right so we have the opportunity to address it.
