The 40th Street Theater was hands down the best decision we made for our wedding! The outdoor courtyard, the vibrant, charming interior, and all the little details just felt like “us”. We knew within five minutes of walking in that this was the right venue for our wedding. The space was charming, full of personality (even cat art, which we loved), and perfect for our 120 guests. Mary was absolutely fantastic. She was responsive, more than helpful, and genuinely invested in making sure we had the perfect wedding day. She worked closely with our caterer and helped with so much behind the scenes, including the setup, logistics, and bar service. Words don’t do justice to just how incredible this place and the people who work here are. We highly, highly recommend this space for any special event!

I love the building. The guitar shop is stellar. The whole building needs to be rewired for better lighting. It is DARK. BUT everything costs, so this will probably be a slow renovation. This building has wood you can't even get anymore in it. So it's a keeper. .
I am glad you appreciate our historic buildings! While renovating, we attempted to use period correct materials. Unfortunately, lighting authentic to what would have been original to the buildings is just not very bright! Our choice to maintain historic authenticity may include some trade-offs, but we felt it was important to try as so many other historical buildings in Omaha have been completely gutted and the interiors replaced with modern decor.
It was a great place. I was there for a celebration of life.
Thank you!
Really neat place, super interesting atmosphere
Thank you. I hope you enjoyed your visit!!
Oh, my, what a beautiful venue! We were there for a wedding. The owners/staff were so helpful and kind. The decor was festive (December 2024) and quirky. Don't let the plain exterior fool you, this is an ornate old theater great for many different events. The courtyard was lovely as well.
Thank you for your kind words!! I’m glad you enjoyed your visit!!
I love john and mary's place!! It's very awesome!
Thank you!
A very well kept OLD theater. The owner really tries to make it look it’s best check out their shows
We shot a small wedding here at this cute theatre. It is filled with character and unique backdrops. Parking is tough, but once inside you will be surprised on the many rooms and space!
Beautiful historic space with tons of unique features. John and Mary have gone to lengths to restore the building while adding some modern amenities. A must see!
Beautiful theater!
