Google reviewers rate the agency 4.8 out of 5 based on 202 reviews, with the owner responding to 95 percent of comments. Positive feedback frequently highlights prompt communication, professional staff interactions, and efficient maintenance resolution for both renters and property owners. However, low-star reviews consistently criticize units for arriving with significant move-in defects, such as broken appliances or water damage, and note that some maintenance issues or move-out billing disputes were not adequately addressed.

Rented a small home in charming East Buntyn for 2 years and had a good experience with 901 throughout. Quick responses for maintenance issues, addressed concerns in a timely and professional manner. Friendly and responsive via text which was very convenient. Only concern was that they didn’t really address the black mold issues towards the end of my lease. We moved to another company with a bigger/newer home however I low key regret leaving 901 because this new property manager is terrible (Reedy & Co, stay away from them!) 901 is the best in Memphis!

Thank you so much for your wonderful review! We're so glad to hear you had a positive experience with our team, and we truly appreciate your kind words! Regarding the mold concerns you mentioned, our understanding was that the issues had been addressed, and we did not observe any evidence of mold during your move-out inspection. We would love for you to give us a call so we can learn more and make sure any outstanding concerns are addressed for the next resident. Thank you again for trusting us with your home for two years, and we wish you all the best!
RUNAWAY FROM THIS COMPANY! They deserve NEGATIVE STARS! I was lied to about the property manger doing a walk through before I moved in.
1. Walking in the door knob came off.
2. The stove and refrigerator supplied by them didn't work.
3. The Air Conditioning doesn't work.
4. The light in the Master Bedroom & Hallway didn't work.
5. Smoke detector hanging from the wall.
6. Dust and paint chips left EVERYWHERE!
7. NO SHOWER ROD to hang liner or curtains!
I had to take pictures and videos of each maintenance request and some lady calls with her child screaming in the background while she's asking ignorant questions before she hasn't communicated with any of the 4 maintenance people they've sent here. They never answer the phone when they're supposed to be open. She calls me an hour before they close for a holiday weekend about me having to put up my own shower rod but says NOTHING ABOUT THIS AIR NOT WORKING IN 100 DEGREE WEATHER!
KEEP THAT SAME ENERGY WHEN YALL CALL ME ABOUT THE RENT!

Hi Marquita,
We're sorry to hear about the experience you've described. However, after reviewing our records, we do not believe this review is for 901 Real Estate Services.
We do not have a resident or applicant by your name in our system, nor do we have any record of the maintenance issues you've referenced. Additionally, our team operates from a professional office environment, and we pride ourselves on being available and responsive to our residents and applicants.
It's possible this review was intended for another company with a similar name. If you believe this review was meant for 901 Real Estate Services, please contact our office directly so we can investigate further.
We wish you the best and hope you're able to get the assistance you need.
If I could give zero stars, I would. I recently moved to Memphis from Houston into River Crest Condos. Before moving in, I repeatedly asked the Asst. Property Manager if the place had been cleaned and if areas around the tubs in both the Master/Guest bedroom had been repaired (major crack/hole around one and missing sealant around the bottom of the tub and around the top of the other) and he (Hayden) claimed the carpet had been cleaned but anything else would need to be reported on the inspection report for repairs.
On move in day, I was greeted with a filth apartment - metal corrosion/dirt on shower head in master, water damage to wood outside of shower, hole around tub in master, metal corrosion on several faucets, master toilet with bodily fluid that bubbled up once sprayed w/cleaner, and floors that were riddled with dirt as depicted in the picture with dirty water. The property manager, Lisa, reached out after my complaints and seemed to imply I should've reached out before hiring a cleaner. She even came by the house to look at things. She stated that work orders have been submitted yet it's almost been 2 months and not one single repair has been completed. In fact, I haven't heard anything from Lisa - not even after submitting documentation of the cleaning service I retained. My husband had to pull out the drill and fix obvious issues around the place. There was no Make Ready completed in this condo.
And the fact that Lisa sat in my home and acted as if she was appalled by what she saw and yet, to date, has made no moves to get things repaired is beyond disrespectful and unprofessional. I'm not sure why I received such poor service, but the owner of this property needs to be aware. Guess that will be my next move because this property management company isn’t doing anything but collecting rent. They're lucky nothing rises to the level of breaking this lease but even then I'd probably sue for damages. I've included pictures of the issues and text messages because transparency with supportive evidence is key.
I really enjoyed my time living in Madison 19. I had good neighbors that were respectful. Anytime a maintenance issue arose, the service team at 901 was extremely responsive. From the beginning of my stay I was assisted by Lisa Griffis. She was very helpful and informative every step of the way. She would always make herself available to answer any questions that I may have.
I recommend 901 real estate for anyone who's looking for quality rental property along with quality support.

Thank you, Derrick! We’re so glad to hear you enjoyed your time at Madison 19 and had a great experience with both your neighbors and our maintenance team. Lisa was happy to support you throughout your stay — we always want our residents to feel informed and cared for every step of the way. We’re thrilled you chose to stay with 901 for your new home and appreciate your recommendation!
Assistant Property Manager Hayden Davis was more than helpful with my rental search. He took the initiative before we even met, to contact the owner of a pet-free property to find out whether my two cats might receive an exception. He responded to multiple text messages promptly and courteously. I am enthusiastic to rent the space he showed me, and already consider him a friend.

Thank you so much, Trish! We appreciate your kind words. Hayden always tries to be thoughtful and proactive when helping people through the rental process, so we’re glad that made a difference during your search. We’re excited that you’re considering the home he showed you, and we look forward to hopefully welcoming you as a resident!
Love this company! They have been excellent since day one. Special shoutout to Hayden, who handled my process from start to finish. He is so nice, professional, and addressed every concern I had in a timely manner. He was also very fair and made sure I didn’t miss out on getting a unit, which I truly appreciated.
They also do a great job with check-ins and making sure everything is okay, which really shows they care about their tenants. So far, any maintenance issue I’ve had has been handled quickly and efficiently. Great customer service all around — highly recommend!

Thank you so much, Elexzeia! We truly appreciate your kind words and are thrilled to hear you’ve had such a great experience from day one. Hayden works hard to keep the process smooth and straightforward, and we're so happy that was your experience.
We also love hearing that the check-ins and maintenance support have made a difference. Making sure our residents feel supported is always important to us. Thank you again for the recommendation — we’re so glad to have you as part of the 901RES family!
I am in a brand new build and have had issues since day one. This property management team is the absolute worst when it comes to management and communication. When completing my walk through I had doors hanging by one hinge, my dishwasher brand new and leaked every where, my shower had muddy foot prints and construction dust everywhere. I was told that my place was having a professional wipe down prior to me moving in and that wasn't done. After I signed the lease I was advised that my unit and the one above me are long term rental and the two across the way are short term rental for people that are stay a minimum of 21 day. If I had know this I would have NOT sign the lease. Most every tenant has disobey the limited parking and assigned garbage can assignment. I was told no to be so upset about trash. I explained that mlgw assign us a trash can and the STR tenants should abide by that because I don't want to be pulling their trash to the curb or cleaning out a filthy can because they put loose raw food in it. I tried moving my can but that was ignored. We have had snow and ice. I reached out to have help because we can't safely get in and out of our secure parking or the side entrance of our apartment. When I reached out she asked me was the ice and snow preventing this, when I clearly stated that it was . So I had to send pictures to prove my point and like always I got ghosted. No response.
This company also pushes their company of choice for rental insurance and I am glad I followed my right my and got my own because they don't cover your property and did everything not to pay out.
If you are looking to be ghosted and gaslit then you are in the right place. For what we pay you would think that we would be treated with respect. When our lease is up we are out. I don't know how this company has so many good reviews. I wouldn't recommend this company to anyone.
***My response to theirs 2/3/2026
You have tried your best to make me look like a problematic tenant. You all stated that you all didn't manage those units just mines and that parking was important because you all charged additional. Yet the STR people ignored and this made it where I didn't have a place to park. But what the do I know ... All I know is when you are paying almost 1700$ per month this shouldn't have been an issue. If I was the one violating the lease agreement this wouldn't be going like this. But because I am the one being violated no one can do anything about it and I have to just suck it up.
As far as the trash cans it was never a misunderstanding from my end because I was told exactly what can was my by the number that was assigned to us. Yet again because he didn't manage his STR people again I was talked less than too and asked why did I care about the trash can so much. I explained and yes he did finally after multiple complaints make it to community trash and had someone else to pick it up and pull it to the street. But this was well after he tried to make me feel bad about voicing my concerns.
As far as my rental being professional clean is a lie. You all told me this was happening two days before my move in and have Hayden to come in and say he cleaned up is not professional. When his muddy foot prints were in the shower and construction dust was everywhere and if it was cleaned that wouldn't have come back in 2 days. Because I had it cleaned and it didn't come back . So quit lying. When I told you about all my maintenance issues you didn't believe even with pictures. So you can out to the property to make me out to be a liar. When you arrived you coldly spoke and act like my concerns where not valid.
And lastly quit lying like you don't ghost me when I text because they are timestamp and I can show where I text and you didn't text back or waited days later to respond if you did respond. So just remember I have receipts showing and backing up my claims

We’re truly sorry to hear that your experience hasn’t met your expectations. We take all resident feedback seriously and appreciate the opportunity to clarify a few of the concerns you’ve raised.
Before your lease began, it was shared verbally that the two units at the back of the property were being used as short-term rentals. While that detail wasn’t included in your lease agreement, it was discussed during the leasing process. We understand how that arrangement may have impacted your experience, and we’re sorry for the frustration it’s caused. That said, those short-term units are not managed by our company, and we have no authority over their guests. The property owner has made several efforts to speak directly with short-term tenants about parking and trash use, but guest behavior ultimately falls outside of both his and our control.
Regarding the trash service, the owner initially picked up the MLGW-provided cans and has since contracted someone to manage placing and returning trash bins on pickup days. We understand there was confusion early on about which can belonged to which unit, and we’re sorry if any miscommunication or misinformation contributed to that frustration. We appreciate your patience as a more consistent routine has been established.
Your home was professionally cleaned prior to move-in, but as with many brand-new builds, some construction dust or finishing details may have remained. We’re sorry if that impacted your first impression. A few maintenance items were reported early in your lease, and both the owner (who manages his own maintenance) and our team made efforts to address your concerns as promptly as possible.
We also understand your frustration with the winter weather. The snow and ice created challenges across the city. Because the back parking lot at your property is gravel, treatment options were limited. While the conditions were highly unusual for Memphis, we’ve shared your feedback with the owner so that improvements can be made if similar situations arise in the future.
You also mentioned renters insurance. You initially enrolled in the coverage provided through our Resident Benefit Package, which is administered by a third-party provider. While we don’t have any control over individual claim decisions, we always inform tenants that they’re welcome to provide their own policy at any time. We’re sorry your claim wasn’t approved, and we understand that was a frustrating experience.
While not every part of your lease has gone as smoothly as you hoped, both our team and the property owner have made consistent efforts to communicate with you and respond to your concerns. In fact, the owner has personally communicated with you on multiple occasions in addition to our team’s outreach. At no point have we ignored or “ghosted” your messages. We understand that not every outcome may have met your expectations, but we have done our best to respond respectfully, clearly, and in a timely manner. We appreciate you taking the time to share your feedback and wish you the best moving forward.
