Excellent Property Management and Outstanding Service! I have had a wonderful experience with this property management company and would highly recommend them to anyone looking for a well-managed property and a team that genuinely cares about its residents. From the office staff to the maintenance team, everyone has been professional, helpful, respectful, and easy to work with. One of the things I appreciate most is how responsive and organized the staff is whenever questions, concerns, or maintenance requests come up. It makes a big difference knowing that you can reach out to the management team and feel that your concerns are being heard and addressed. The entire team does a great job of communicating with residents, handling requests, and making the overall rental experience as smooth and stress-free as possible. The maintenance team deserves special recognition as well. They consistently do a great job responding to maintenance issues, completing repairs, and helping keep the property in good condition. Having a reliable maintenance team that takes care of things in a timely and professional manner provides peace of mind and makes living here a much better experience. Their hard work and dedication truly do not go unnoticed. I would also like to give special recognition to Solumae, who has always been professional, courteous, and incredibly easy to deal with. Whenever I have needed assistance, Solumae has been approachable, helpful, and pleasant to communicate with. It is refreshing to work with someone who treats residents with respect, communicates professionally, and makes you feel comfortable reaching out when you need help. Her positive attitude and willingness to assist really stand out and reflect well on the entire management company. Finding a property management company with a team that is professional, responsive, respectful, and dependable makes all the difference. Got everything ready, signed contract with them, then the nightmare starts. I have only two units for them to manage, maybe this is why I'm treated like a second class citizen. Got my required 1m liability insurance for them, then got told I need supplemental insurance....asked why then they realized they were wrong. No biggie. Made an appointment with them to deliver my signed contracts and all the keys I prepared for them, then got stood up....waited 30min outside then finally had to guess their lockbox code and just leave my keys and contracts (with my SSN on them) in their office. Really? They did rent ready estimates for both my properties, told me to pay a total of around 5500 dollars for replacing all door locks, all mailbox locks, paint all cabinets inside, paint doors, frames, walls, even paint the front door which is managed by the HOA and HOA literally just painted all community doors like half a year ago....told them no, then got told they can't manage my units.....ok let's end this before I waste more of my time. This was on 10/13. Now on 10/22 I still don't have my keys back. I just got told the person who's supposed to meet me today can't make it so they want to reschedule to tomorrow. Our meeting was set at 3 and they call me at 1:50...I have to drive an hour on the freeway to their office and arranged other things to do because I have to drive there anyway. So now they continue to waste my time...I guess I should be thankful they didn't simply just stand me up.

Unprofessional, unresponsive, and unprepared. UNINHABITABLE HOME ON MOVE IN DAY. This is by far the single worst property management company I have ever dealt with, and we are only on Day 1 of our lease. From the very beginning, the application process was an absolute nightmare, primarily due to Evelyn, who was consistently unresponsive. Beach City Rentals advertises a 2-to-3-day approval turnaround on their website, yet it took 10 full days to get approved. We were hyper-organized, submitted all required documents immediately, and even handled our own employment and rental verifications to speed things along. Every time we called, we were told, "Oh yeah, we have everything we need," only to wait a day or two and be asked for something new. Throughout this whole ordeal, Evelyn ignored us constantly. We had to beg for responses to basic texts and phone calls. Why am I paying a monthly “leasing fee” when I have to reach out to them to get anything accomplished? The gross incompetence didn't stop with the approval: -Wrong Lease Sent: After we were finally approved and signed our lease, days went by without a countersignature. When we followed up with Evelyn, she casually admitted she had sent us the wrong lease, forcing us to redo the entire agreement. Why didn’t she call us? We had to call her AGAIN! - Withheld Address: They failed to provide us with our correct mailing address. Despite asking repeatedly, we had to wait to set up basic utilities until virtually the day before move-in. They also didn’t have the utilities correct. Trash wasn’t in the lease and water is property metered, so we can’t set up a water bill even though they insisted we had to. - Last-Minute Handoff: Just two days before move-in (after more endless excuses and runarounds from Evelyn) we were handed off to a new property coordinator. Move in day has now been another disaster. Despite asking for a WEEK prior to move-in, we were never given our assigned garage numbers or keys to access them. We moved in today to find no hot water and non-working appliances after gas was turned on. I spent all morning calling and texting with zero response. When I finally got through at 2:00 PM, nobody could tell us our garage information and it’s been WEEKS of asking! and their brush-off response regarding essential living needs (hot water and working appliances) was simply, "I will see if maintenance has time to come by today." Beach City Rentals and Evelyn have displayed zero accountability, terrible customer service, and a complete lack of knowledge about their own property. Starting a lease without hot water, working appliances, or access to assigned parking is completely unacceptable. Spare yourself the headache and don’t apply to any of their listings.

I’ve been renting here for over a year now and overall had a positive experience. The location is excellent, with easy access to public transit, grocery stores, and local parks. Management team is always friendly Solumae is always a pleasure taking requests.
