Great work and friendly personnel! I definitely recommend their services. I hired them for the final walkthrough of my new home build.<br><br>While I am still evaluating a few things, I am currently rating them a 4 out of 5. My only concern was that the AC fans were very loud, which was not noted in the report.<br><br>It would be great if they offered a report walkthrough over a call or online meeting to highlight findings and address any immediate concerns before move-in. Overall, I am satisfied for now.

• Told the inspection would take 2–2.5 hours; they arrived before 9am and were gone by around 9:20-9:30, well under an hour.<br>• Their scope only covers “material defects,” which in practice meant no attention to craftsmanship — baseboard fit, trim gaps, dings, mudding/finish quality — which is exactly what a new-construction buyer most needs a second set of eyes on, since appliances, panels, and water lines are all brand new and under warranty anyway.<br>• The electrical panel was sealed with silicone and wasn’t opened — understandable for safety, but this should have been flagged as a limitation in the report rather than just omitted.<br>• At payment, I was charged a 3.95% debit card fee that wasn’t disclosed beforehand.<br><br>For a company with 30 years of experience, I expected more thoroughness and more transparency, especially on the card fee. Their scope is written for resale inspections, not new construction — worth knowing before booking if you’re buying new.<br><br>Thank you for your response. I understand that you are standing behind the written scope of your inspection, but my concern is not simply about cosmetic items or the number of pages in the report.<br>I hired your company because I was purchasing a new-construction home and expected a thorough inspection of the property and its major systems. I was told the inspection would take approximately 2–2.5 hours. Based on what I personally observed, the inspectors arrived before 9:00 AM and were gone around 9:20–9:30 AM. A 32-page report does not change the amount of time actually spent physically inspecting the home.<br>More importantly, shortly after the inspection, my upper bathroom suffered water damage from a roof leak. I have photographs documenting the roof problem and the resulting damage. I understand that no inspection can guarantee that every defect will be discovered, but this situation raises serious concerns for me about how thoroughly the roof and potential water-intrusion areas were inspected.<br>This is especially disappointing because this was a brand-new home, where I specifically hired an experienced inspector to identify problems before they became costly issues.<br>I also understand from your response that the electrical panel was documented as inaccessible because it was caulked to the wall. I appreciate that this limitation appears in the report. However, that does not address my concern regarding the overall amount of time spent inspecting the property.<br>Finally, I was charged a 3.95% debit-card fee at payment, which I do not recall being disclosed beforehand. I continue to believe that any additional payment fee should be clearly disclosed before the customer is charged.<br>I am not claiming that an inspector can guarantee that every defect will be found. I am saying that, based on my experience, the inspection did not meet the level of thoroughness I expected when paying for a professional inspection of a new-construction home. The subsequent roof leak and water damage, which I have photographs of, only reinforced that concern.<br>Prospective new-construction buyers should understand exactly what is and isn't included in your inspection, how long the inspection is expected to take, and what additional fees they will be charged before booking.

Thank you for the feedback, Art. We're sorry the inspection didn't meet your expectations. We pulled your August 26 report (Jeff and Evan) and would like to walk through it with you.<br><br>That visit was a licensed Illinois home inspection under the state's Standards of Practice. The report states the focus is safety and function, and the limitations section says the inspection will not deal with aesthetic concerns, matters of taste, or cosmetic defects. Baseboard fit, trim gaps, and finish quality fall in that category, not under material defects.<br><br>On the electrical panel, the report does call out the limitation. Section 13 states: "PANEL COVER IS CAULKED TO WALL. Panel cover is caulked to wall, not able to inspect. Proceed as needed." The report also includes photos of that sealed panel edge.<br><br>Your report is 32 pages and covers exterior, roof, garage, attic, interior, bathrooms, kitchen, laundry, furnace, A/C, electric, basement, plumbing, and water heater, with two licensed inspectors on site. Our records show that you weren't at the inspection. A complete inspection of that scope is not something that can be done in 20 to 30 minutes, and we'd like to go over what you were told against our schedule and the report with you.<br><br>Please call us at (630) 462-1050 so we can review the timeline, the report, and the card fee with you directly.
