Very unhappy with how this turned out. Inspector basically told me the house passed with flying colors, with very few if any problems. He specifically said there was no evidence of pests, but I’ve come to learn over the course of my month and a half living here that there is a severe cockroach infestation. I completely regret going through with the purchase of this home as the inspector made it seem flawless. He barely pointed other things out like drains not working properly, massive external and internal gaps, broken windows, appliances that barely work, electrical problems, etc. I get that not everything can be addressed and he tried to be thorough, but it’s obvious to me that things were overlooked to better move along the sale of the home. I will be speaking to an attorney about the roach problem.

Thank you for the feedback. We are sorry the home has not met your expectations since you moved in. For accuracy: the inspection was 36 days before you took occupancy, and this review was posted after 54 days in the home. No pests were observed at the inspection. A home inspection is a visual survey of conditions on that day; it is not a warranty, and a later infestation is not something the inspection can rule out. The two reports we produced listed 55 deficiencies, including 3 structural defects, 4 defects related to gaps, 1 defective window, and 10 electrical items. Drain testing was photographed, and no drain defects were identified. Not every appliance is operated, as described in the standard of practice included with our introductory email. Washers and dryers, for example, are outside a standard inspection. We have been in contact for three days, and appliance concerns were not raised in that conversation. The full reports and related documents remain in your client portal for your further review, and we are glad to walk through them with you.
