I had an absolutely wonderful experience with First Class Appraisal from start to finish.The entire process was easy, efficient, and incredibly professional.Monica was fantastic and was able to get me scheduled very quickly after I reached out, which I truly appreciated. Joseph came out to our home and was punctual, professional, thorough, and genuinely kind. He made the entire appraisal process comfortable and stress-free, and I was so impressed with how quickly they were able to accommodate us.Franco, the head appraiser, was also wonderful to work with. It’s clear that this is a company that takes pride in providing excellent service and treating their clients well. Great communication, quick scheduling, professionalism, and just an overall excellent experience. It’s refreshing to work with a company where everyone you interact with is so helpful and pleasant. I feel compelled to write a review about First Class Appraisal, INC because what happened to me and my family is exactly the kind of harm an appraiser should never cause. We were trying to refinance our primary home to take out cash—something no family does lightly. In our case, it was to solve serious financial challenges. Instead of helping provide an accurate, fair valuation, Franco Machare from First Class Appraisal chose two pending sales (not closed, and therefore unreliable) and a third comparable that was over 11 months old. When I pointed this out and submitted three recent, nearby sales that were far more relevant (all within a mile and less than six months old), appraiser Franco Machare refused to acknowledge them. He only allowed one of them, and only adjusted the value up by $10,000. That refusal—driven by ego more than accuracy—had devastating consequences. Because of this flawed appraisal, we couldn’t qualify for the refinance. We paid almost $700 for an appraisal that actively harmed us. Worse still, because this was tied to an FHA loan, the appraisal is valid for six months, blocking us from starting over with another lender. This isn’t just numbers on a spreadsheet. Families refinance their homes for real reasons: to secure better terms and avoid foreclosure, to cover medical emergencies, or to consolidate high-interest debts that are suffocating their finances. No one risks the roof over their family’s head just to splurge on vacations. A careless or stubborn appraisal can be the difference between stability and disaster. I can accept when the market value simply isn’t there. But in this case, the comps were there—clear, recent, and accurate. Instead of acknowledging them, this appraiser, Franco Machare at First Class Appraisal INC let pride outweigh professionalism. And families like mine pay the price. If you are a homeowner, please be aware of how much power an appraiser holds over your life. And if you are a lender reading this, I urge you to think carefully about who you trust with such an important responsibility. I do not recommend Franco Machare nor First Class Appraisal, INC.
