Fred, the foreman and the rest of the workers were prompt, professional and efficient. They were surprisingly fast and respectful of our home and it's immovable contents. Both my wife and I marveled at the tape and prep work before a tool was even produced. We really can't say enough about how happy we've been from the consultation with the project manager Micheal to saying goodbye to Fred and his crew.

Had my basement waterproofed. Kyle Smithey the foreman and his crew were amazing, the were on Time everyday. Kyle explained everything that was ro to be that day and then took us down there to show us what they did at the end of each day. They were all extremely nice and respectful. Would recommend homespec for sure.
It was a very expensive but great experience. From Kyle Smith who came out an explained the process to to Kyle Smithey and his crew.

I called Home spec to inspect my crawl space and foundation. The inspector came and spent almost 4 hours doing the inspection (I had my handyman at the house doing odd jobs) He didn't give me a quote until my handyman left (red flag).They told everything wrong and quoted 57000 for the whole job. I was stupid and signed the contract and paid them. I then had my house appraised. The work would not have been worth it and I would be setting myself up with a significant financial burden (I am a retired Grandma with health issues) I decided to sell my house. I canceled the project and they kept $5700 as per the contract. I had an expert come out this morning to see what needed to be done to bring the space up to code. NOTHING NEEDED TO BE DONE!!!!! In fact what they were selling may have caused more damage. Spray foam would trap moisture the animals would eat through the liner, the raising would not fix the floors and most likely damage the drywall. In no world did I need 18 smartjacks and the beams were strong. He said the house was more structurally sound than his. I got two other opinions, both agreed, do nothing, except put a $30 sheet of plastic on the ground. Please get quotes from other companies that DON'T show you videos or use high pressure sales tactics. If you are a woman have a man present when they make their pitch. THEY MADE ME THINK I HAD TO SELL MY HOUSE!!! Their ethics are no different than a person who would steal an old lady's purse. Just dirty.

Two home inspectors, a structural engineer and an HONEST home foundation specialist all had the same opinion which differs from yours. When they heard your company tried to sell me a 57000 job and get me to get it financed at %9 interest, agian, they had the same opinion. There are other reviews very similar to mine. You over sold the job. You got $5700 for me to not lose $57000 agian $57000. You got me to sign that contract through scare tactics and high pressure sales tactics. Your "salesman" waited until the men present were gone before making his sales pitch. I should have known. Im warning others to get other opinions, just like other reviewers have. You can really hurt people with your way of doing business, it's shameful

We’re sorry that you came away from your experience feeling this way. We take concerns like this seriously, and we want to clarify what our inspection found and what our recommendations were based on.
This particular home has an older pier-and-post crawlspace foundation, which is different from the continuous poured-concrete or masonry foundations more commonly seen in Southeast Michigan. With this type of construction, the floor system depends on multiple individual posts, beams, joists, support points and connections working together properly. If some of those components are deteriorated, improperly shimmed, sagging or exposed to ongoing moisture, the concerns cannot necessarily be resolved by simply placing plastic over the ground.
Our representative spent several hours evaluating the home because there were multiple conditions present. Those conditions were extensively documented with photographs taken during the inspection. Among the conditions we observed were deteriorated and rotted wood components, improper shimming at support locations, areas of sagging flooring, deteriorating material between portions of the foundation, and moisture and humidity concerns in the crawl space.
Our proposal was therefore not based on one single issue. It included structural support and supplemental beams where additional support was recommended, crawl-space encapsulation, and humidity control. The recommendations were based on the conditions we observed and photographed at this particular home, not simply on a generalized sales presentation.
We understand that another contractor or inspector may have a different opinion about what work should be performed. However, based on the conditions documented during our inspection, we did not believe that simply placing a sheet of plastic over the ground would address the existing wood deterioration, improper support conditions, sagging areas, or the moisture and humidity conditions affecting the crawl space.
The agreement was signed on August 4, 2026, and the cancellation request was made on September 11, 2026, more than a month later. The cancellation terms, including the 10% cancellation charge, were included in the signed agreement and were understood when the cancellation was requested.
We never want any homeowner to feel pressured or frightened into making a decision. Our responsibility is to inspect the property carefully, document what we find, explain our recommendations, and allow the homeowner to decide how they would like to proceed.
We respect the customer’s decision not to move forward with the project and regret that you were dissatisfied with the experience. We do, however, stand behind the conditions documented during our inspection and the recommendations that were made based on those conditions.

My basement repair has been amazing from the min my wife and I met Dominick Colapietro. Dominick came to our home and was professional, friendly and patient with us during the estimate. I reached out more than once and he was quick and polite with every phone call and email exchanged. From the estimate to the appointment, everything was ran smoothly. Nothing changed on their end, but when I needed anything extra he was willing to help assist me. The appointment day came and everything was done according to the estimate. I like to mention that the guys that came to the house were outstanding. They were professional hard workers that were willing to do anything to satisfy the customer. All I can say is, I’m grateful to have reached out to this company, and I know that in the future, I will again.

HomeSpec installed a WaterGard sub-floor interior French drain system in December of 2019. The installation went perfectly and the service after the sale has been top notch. If ever I had any questions or concerns, I just gave them a call, and they were happy to answer them or send someone out if needed. Since then, I've also had them install a battery powered sump pump, and have had them out several times to do regular maintenance. Scheduling has always been a breeze. They call and/or text before to confirm and always show up at the scheduled time. Their technicians have always been very professional and thorough. Kyle is the technician who has been here a couple times the most recently, and he is wonderful - very knowledgeable, fast, friendly and took his time answering all my questions, never making me feel rushed. I appreciate very much that they don't seem to be out to try and sell the homeowner something that the home doesn't really need. I've not had a single issue with water in my basement related to the system from HomeSpec since the day it was installed. As it's now been 7 years that I've been doing business with them and every interaction has been very positive, I can confidently say that I highly recommend HomeSpec!

They did a great job encapsulating one of our crawlspaces! They were on time and efficient with the work done. Their price point was not bad either. It is so clean down there! We will definitely use them again when it's time to encapsulate our other crawlspace!

I’m a 62 year old woman caring for my 86 year old mother in her Dearborn home. I have been here for 6 years and our family has been in the home for 60 years. The basement has been damp and wet for a long time but it’s been really bad recently. This company was fabulous! My foreman was Kyle. He walked me through what they would be doing every morning and every end of day he walked me through what they did! They cleaned up everything possible and communication with the company was very easy. In addition, when the city inspector came afterwards he was also impressed with the work. It’s so warm and dry down there now and all the mildew smells are gone! It comes with a 30 year transferable guarantee to which will make selling in the future easier. It’s ready to have new flooring installed and I couldn’t be happier.
