James gave us an extremely thorough home inspection, and followed up very quickly with his notes and photos of anything that needed attention. He was meticulous in his work, and we cannot thank him enough for his help and guidance to us as first time homeowners. We HIGHLY recommend James!!!

I can't speak highly enough about James! We had him inspect our new construction home the same morning as our initial walkthrough. While the builder's reps found more than my eyes did, they certainly did not catch the laundry list of items James found. Among the most substantial were a potential roof problem and an overheating oven. I would not have noticed either issue myself. His service was worth every penny and beyond. I can't recommend him enough!

Very professional and helpful! My family and I are in the process of purchasing a home and I had a few questions about conducting a second inspection. JC Home Inspection was able to provide me with information and insights into the process and what guarantees come with an inspection.<br><br>Again, not even his customer and still extremely helpful!!

I disagree with the way this company does home inspections. They use guidelines as new home construction and our home was built on 2019 had no issues with the electrical items he noted. I really feel they should change their guidelines and use for when home was built. Nevertheless hired an electrician to check all items nothing was wrong. I get code changes every 2 years but they should omit items if there is nothing wrong at time of inspection. Cause a lot of confusion for everyone.

Thank you for voicing your concerns regarding my inspection, for clarification I would like to note that you were not the individual who hired me but rather the seller of the home. As a home inspector I take the responsibility of conducting a professional home inspection using the standards set forth by the Texas Real Estate Commission (TREC) in addition I work to inform and educate my clients about the issues and most of all take care of them. If you were my client, I would use the same standards for your inspection on a property you were looking at buying.<br>I do use today's standards when I inspect a home regardless of the date it was built. I do note in my report that, for example, the National Electrical Code does not require retroactive repairs or upgrades. If I only inspected a home based on the date it was built, then as an example, in homes built prior to 1975 I would not note that GFCI receptacles are not present in the bathrooms even though this is a safety hazard. It would be negligent on my part to not notify my client, the buyer, who I represent, of these issues.<br>I understand your frustration, and I apologize for any confusion this may have caused you. The standards we inspect by are set by the Texas Real Estate Commission and are not arbitrary standards determined by each home inspector.<br>Any repairs requested are at the discretion of the buyer and their realtor, I do not provide input into this decision.<br>Best Regards,<br>James Carvalho<br>
