★★★★★ We had an outstanding experience with James and Legacy Home Inspections. From start to finish, James was professional, thorough, knowledgeable, and genuinely took the time to make sure we understood what he was finding. What stood out most was the level of detail. James didn’t simply point out potential issues—he explained what he was seeing, why it mattered, and when additional evaluation by a qualified professional was recommended. The inspection report was exceptionally detailed, well organized, easy to understand, and supported with clear photographs. It gave us a much better understanding of the home and helped us make informed decisions during the buying process. James was also patient and approachable throughout the inspection. He took the time to answer our questions and never made us feel rushed or like we were asking too much. His attention to detail gave us confidence that the home was being evaluated carefully and objectively. A home inspection is one of the most important steps in purchasing a home, and having someone you can trust makes a huge difference. We are extremely glad we chose James and Legacy Home Inspections and would highly recommend them to anyone buying a home. Excellent service, exceptional attention to detail, and a truly professional experience from beginning to end. Five stars without hesitation!

They missed a huge hole in the wall behind the bathroom door, 2 windows that leaked and also a drain issue. Seemed like they rushed through it pretty quick cause we were supposed to be there for the inspection and we were not late but they finished before we even arrived.

We’ve had an extremely disappointing experience with Legacy Home Inspections. MAJOR issues were missed during the inspection of our home, and we’ve since been forced to pay TENS OF THOUSANDS OF DOLLARS to remediate extensive water and mold damage stemming from an improperly sealed window. When we contacted Legacy to raise our concerns, we were immediately turned over to a third-party “arbitrator” hired by their insurance company. What was most disappointing was the complete lack of concern or empathy for our situation. There was no meaningful effort to understand what happened, the extent of the damage, or the significant financial hardship we were facing. Legacy had no problem accepting our $884.77 inspection fee, but when serious issues arose that we believe should have been identified during that inspection, they flatly refused to take any responsibility or even meaningfully consider our concerns. We were left to deal with the consequences—and the staggering costs—on our own. For a company that promises “peace of mind,” our experience has been anything but. We trusted Legacy Home Inspections to thoroughly evaluate our home before making one of the biggest purchases of our lives. Instead, we are now dealing with tens of thousands of dollars in repair and remediation costs related to an issue that we believe should have been identified during the inspection. We strongly encourage anyone considering Legacy Home Inspections to carefully research their experience, inspection process, and how they handle serious issues when something is missed. Based on our experience, we would not use this company again.

Legacy performed a home inspection and termite inspection for us in February 2026. It is a 3,200 sqft house plus an additional 1,000 sqft unfinished basement. The inspection, including the walkthrough, took approximately 2.5 hours, which seemed short for a home of this size. Within days of closing, we discovered many areas of active water intrusion that had identifiable indicators of long-standing issues. There were many other missed inspection items, such as open areas with no insulation, several window issues, and more. We requested a reinspection per our contract, but were instead directed into the claims process. Our claim was denied after we provided a significant amount of evidence which, in our opinion, showed visual indicators of existing issues that were not identified in the inspection report. The claims company handling our dispute characterized the water staining on walls beneath windows as normal wear and tear from a general lack of maintenance. During our review, we learned that our inspector was not actively InterNACHI-certified, despite Legacy's website stating that all their inspectors are certified and despite our inspector representing himself as a Certified Professional Inspector (CPI). We also learned that our inspector was not licensed to perform Wood Destroying Insect (WDI) inspections at the time of our inspection. We requested a refund of our inspection costs, but the offer was conditioned on giving up our right to post an honest review and our right to pursue any further action, so we declined. We are now facing significant costs to correct issues we would have liked the opportunity to negotiate on during the contract period.

This inspection company should be called eye wide shut inspections since they overlook, many, many things.

We hired Legacy Home Inspections/Landmark Home Inspections (Jason Green) to inspect our home. Within days of moving in, we discovered problems that a competent inspection should have flagged. The master bathroom shower drain and the basement shower drain were both leaking due to broken seals THE VERY FIRST TIME we used them, and the master shower had no cold water — all of which were confirmed and repaired by a licensed plumber less than a week after move-in. Weeks later, we found the front bedroom window had never been caulked where it met the brick. Water had been getting into the wall cavity for what a specialist who inspected it (Zen Windows, 8/21/26 written report) called a "substantial timeframe," not a recent event. That same report states plainly that the missing seal "should have been clearly visible upon standard visual inspection." By the time we found it, the drywall was saturated, moldy, and crumbling, the baseboard and subfloor were rotted, and we had to pay for asbestos testing and professional mold remediation before any repair work could even start. When we filed a claim, the inspection company’s insurer (Republic-Vanguard, via Capital Claims Management) denied it outright — while also pointing out that our contract capped any liability at just 2x the inspection fee (about $1,770), and that disputes are forced into binding arbitration rather than court. So even in the best case, if they had been found negligent, we’d have been capped at a fraction of the real damage. Between plumbing repairs ($800), mold remediation ($2,100), asbestos testing, a ($5,175) window replacement quote, replacing drywall and flooring, and painting ($5600), we’re out well over $13,000.00 for problems this inspection was supposed to catch. If you’re buying a home in the KC area, DO NOT USE THIS COMPANY. They do not back up their work, even when issues were found within hours of moving in. This company is a fraud... they do not care about their customers or take any responsibility for their work. And to make matters worse, their arbitrator, Capital Claims Management, required us to produce over 40 pages of documents and letters from experts spanning from July 17, 2026, to today, September 10, 2026. A HUGE WASTE OF TIME IN ADDITION TO SO MUCH STRESS. They did not even refund the cost of our inspection, which was over $800!!!

We had LHI out for our home purchase in Overland Park. We paid for the full inspection inside and out and thought everything was fine. After we got into the home we experienced a leak from the master shower and jetted tub all into the basement resulting in 1/2" of standing water and large amounts of damage. Also, previous mold was detected under the jetted tub. Legacy did run the shower and tub for a short time, but did not take the time to lift up the drop ceiling tiles in the basement, which would have shown the leak. They simply went to the basement, pointed to the ceiling and gave a "thumbs up" during the inspection. The worst part of the service was that they took photos during the inspection that were not shared with us, namely, photos showing mold underneath our jetted tub. Black mold can clearly be seen under the jetted tub which had we known about, may have caused us to back out of the home sale altogether, or at the very least caused us to immediately renegotiate the deal AND have mold treatment done on the home. WHY would the mold photos be left out of the inspection report? LHI told us that they were not treating for mold and it was not an official mold inspection. OK? Was it a common sense inspection? I guess not. I have bought and sold countless homes all over the KC area and this is by far the worst inspection company I have used. Our realtors even went back to them to try to help renegotiate with them and they were very stubborn and insisted it "wasn't a mold test." Steer clear. Dishonest at worst or just plain oblivious at best.

Do not use this company to do an inspection. They refuse to come back out to do a reinspection because they were uncomfortable because the house “appeared to be a meth lab” (The seller had a weed grow room, which is perfectly legal in Missouri). They also did not include in the report that I was buying a supposed meth lab. James, the owner, would not even take a phone call from me to explain that the house wasn’t a math lab, but also all of the previous owners things were thrown away and no longer present in the home. They also somehow missed some pretty obvious termite damage in their inspection. Save yourself some time and money and go elsewhere.
