We need more stars. Three properties at once, and they pulled it all off without a single hitch. They were fantastic. Everything happened right on schedule. I don't know how you could ask for more. Props to Mark Hunt, who vaporized his Saturday afternoon at my request so I could drive up there and meet everybody, even if briefly (Mark's wasn't brief). The Owner Portal is fantastic. This is a superbly well-run organization.

Just finished our first purchases using MIP. From the first phone call with Alex to our escrows closing last week, everyone at MIP was very helpful. We live out of state and were on a 1031 exchange time limit. We flew out last minute to view available properties and everyone at MIP was very accommodating. Alex offered to show us all the available properties, but he did a great job of identifying the best properties for our particular situation. What impressed us the most in our in person visit was how transparent and genuine the folks at MIP were. MIP also referred us to an outstanding 1031 exchange company and a great lender. Since we just closed escrow, we have just begun with the property management side and so far they have been great. I would highly recommend MIP for your real estate investment needs.
I would highly recommend Memphis Investment Properties to anyone looking for a trustworthy and reliable team.
Much appreciated

Thank you for the trust
I am a longtime Memphis Investment Properties client and have bought multiple properties. Mark and his team know their business and are great to work with!
We appreciate the long term relationship Norbert!
Hands down the smoothest property ownership experience i ever had across 4 states and multiple properties. They are so smooth that you will wonder how is this possible 😆 10/10 will recommend
Thanks OJ we are grateful to help you grow your rental portfolio from out of state!
Thanks for coming to Little Rock and destroying the labor prices here. Now everyone think we have to work at your rent house wages and it’s gonna take us a decade to make decent money again.
Hi David - Our company does not operate in Little Rock. Can you please remove this false review of our company?
We have had a very disappointing experience with this property management company. We purchased three turnkey rental properties through them, and all three have had significant issues that have cost us time, money, and trust. First, we strongly question the accuracy of the property valuations. At the time of purchase, the homes were presented at much higher values than what we are now being told they are worth just two years later. This raises serious concerns about whether the initial appraisals were inflated. Second, tenant management has been extremely poor. In one property, we had a non-paying tenant and were advised in a way that delayed the eviction process, resulting in extended loss of income. After finally regaining possession, we were left covering costly rehab expenses out of pocket. Third, communication and accountability have been lacking. During an inspection of another property, we identified that the AC condenser unit was missing. We were initially told by staff, and even reassured by the owner, that it was not missing. At a later inspection, it was confirmed to be gone, yet we are now being held responsible for the replacement cost. Lastly, in our third property, the tenant is currently violating lease terms and causing damage, and we feel there has been little urgency or effective action taken to address the situation. Overall, we feel unsupported as out-of-state investors. Our concerns have repeatedly been dismissed or minimized, and there appears to be a lack of transparency, proactive management, and accountability. We would strongly caution others to do extensive due diligence before trusting this company to manage their investments.
The properties are marketed as newly rehabbed, but the quality has not met expectations. I chose a full-service rehab company to avoid spending thousands on repairs, but that has not been the case. For example, one property on England Street had electrical issues that required significant repairs. Another property on Castlewood Street had a leak that damaged the flooring, costing about $9,000 to replace, plus an additional $2,000–$3,000 for roof repairs. Although these properties are only about two years old, there are also signs of poor workmanship—such as mold inside the bathroom cabinets that appears to have been simply painted over. Additionally, if you use their property management company, you are required to use their in-house team for repairs, which limits your ability to compare pricing or negotiate the scope of work. There have also been three evictions in two years, and each tenant turnover has cost approximately $5,000–$6,000 in repairs.
Congratulations on growing the portfolio! We look forward to a long term relationship together.
MIP has been very easy and transparent to work with.
Thanks Ed!
