This review is only for LBMC: LBMC handled all the work needed after our tenant moved out. Joel made a thorough list of repairs needed as well as pictures of the move-out condition. As the property was not left in good condition, this was very useful in calculating the security deposit deduction. The LBMC crew did an excellent job completing all the work order items. A special shout out to the cleaning team for restoring the property after the tenant left it in horrible condition. The stains they removed from the kitchen—particularly the stove and cabinets—were amazing! Joel was a pleasure to work with. He not only responded promptly to all my texts, but he went over and beyond to help resolve any issues or additional work that was added, like replacing all the carpet with vinyl planks. Joel even took care of a couple of issues resulting from a different vendor. LBMC made sure that I was happy and satisfied with all the work needed to prepare our property to be put back on the market.

I have had the privilege of working with Gabriela Jansen and the Mike Dunfee group for 10 years! I decided to work with a management company because I wanted someone else to do the thinking for me when it came to all aspects of my rental unit. Gabriela has been the best partner I could ask for in 10 years of being a landlord. Beyond her excellent communication skills, I especially appreciate her expertise in real estate. When decisions need to be made, she is fantastic at providing me with the information and options necessary. Over our 10-year partnership I have come to really trust her opinion and guidance as I make decisions regarding my unit. This past year, I wanted to make some repairs and upgrades to my unit. I was overwhelmed with the idea of finding a contractor and going through the process of renovations. Gabriela reminded me that the Mike Dunfee group offers contracting services and recommended that I speak with Joel Loya. From my first conversation with Joel, I was impressed with his knowledge and professionalism. He listened to my concerns and goals, sent me photos of his previous work, and then sent me a clear proposal. As the project progressed, Joel was always available for questions and updates. I ended up doing a complete kitchen remodel and bathroom upgrade, along with all new floors. They took care of everything from start to finish. The entire unit is gorgeous, and the kitchen is above and beyond my highest expectations. The countertop, cabinetry, and appliances are the highest quality. The quality of work makes me want to live there myself! I am so grateful to have Gabriela and Joel on my team. I would hire Joel and his team for any construction project in the future. In fact, I am already thinking about the next round of upgrades I want to make! Thank you Gabriela for making my day-to-day life as a landlord easier and Joel for upgrading my unit to top of the line quality!
Hi Jocelyn, What a wonderful review. Thank you so much. I love that you called it a “10-year partnership” as that is how we see it. We are very much in this together with you. Looking forward to sharing this with the entire team. They will appreciate your kind words.
I normally give grace when professional services are not up to par. Unfortunately, I no longer have the patience for the maintenence department at Mike Dunfee Group. In early August, I reported and requested help to restore my electricity after a power outage and I was left with only partial electricity. After SCE determined that the issue was inside my unit's electrical box, I shared this information with maintenance (again through the online portal and a phone call). To date (9/1/26), no tech has reached out to me. Instead, I had to seek my own resources to resolve the matter. The only thing the maintenance department asked me was if my refrigerator worked. That's it. More recently, during the last week of August, I requested a new window screen for my living room. Normally, I can adjust these and replace myself. However, this screen is old and does not have the rubber tabs which allow you to grasp the screen should you need to remove, replace, etc. That request was on Aug. 23rd. Still no call or service from maintenance or their techs. Finally, earlier this year, when we did experience a decent amount of rain, my unit was still leaking in multiple spaces, including the kitchen, down through the cabinets and into the microwave. Techs came out to inspect, but I've never heard anything else about if or when the matter would be resolved. And I wonder if anyone ever made it to the roof to assess the damage? All I know is that in the online portal, this particular request now reads "completed." So does that mean my unit will be leak-free come the rainy season? And is anyone going to repair my damaged ceiling and restore the paint elsewhere in my unit? I have no idea because NO ONE has ever followed up since February, the original request month! In all fairness to MD Group, they may have inherited the roof leaks, but some kind of follow-up would have made sense and been helpful. I absolutely love my home and my neighborhood. And having been a home owner in the past, I take pride in my home. I always have. Add to that, I pay a pretty penny in rent, so why am I still waiting on routine services? I'm frustrated, to say the least. -Tina J., Educator (retired)
Hi Tina, I am glad you love your home. That is the main thing, and it looks like we have been working with you to take care of repairs. The person who live onsite that works directly for the owner came into our office and let us know that he fixed the issue with the electricity. It was noted on the file, and we assumed you were part of the loop. It also sounds like you were asked about your refrigerator so there must have been communication with you. I am sorry if there was any confusion on our part. We would not have marked the tab missing on your screen as something urgent, but it looks like there was an appointment set before you posted your review. If it was not properly fixed, please let us know. As far as the leak goes, people were at the property and addressed the issue, but we will not know if it is totally fixed until we have more rain. There was some rain since February, and we assume that it did not leak again. If it does leak again, please report it. Thank you for reporting issues and using our maintenance number and the portal. It usually works well but if in the future there is an issue with maintenance that you are not getting an answer to please call our office number at 562-493-1400. You can even call after hours and if nobody picks up, leave a message. That message will go to multiple people and we will do our best to remedy the situation.
Very unprofessional. Let us know by email we were denied basically because we own a 2 million dollar triplex and income to debt ratio to high. Realtor didn't have courtesy to call to let us know after 12 days they were denyung us because of this. Owner didn't want a cashier's check for one year in rent up front. Quite shocking after having leased over 20 properties in business and personal and owning several priorities.
Hi Felicia, We are sorry you were not accepted for the unit you applied for. The agent put in extra work presenting your complicated situation to the property owner. It would have been a lot easier for the agent if the owner had said yes. However, the owner was not comfortable accepting your application due to the income to debt ratio. We must reply in writing, it is our legal requirement. You are fortunately in a financial position where you should be able to find a place that will work for you. We wish you luck in your housing journey.
Warning! This is a human made review not typed or edited by AI to fully capture the essence of how incredible Sondra is in the most profound way. Sondra Hollis at Mike Dunfee Group is the liaison between my condo board and its residents. But she is beyond a liaison. She is running the show in my eyes completely and fully paying attention to every single residents needs regardless if it is her paid duty or not. She is literally at the grind 24/7 responding to emails and calls, working with vendors and clients and planning her next move. She is by definition a modern day super woman in reality. Her dedication to her trade and her love for people is unlike what I see, at all, anywhere. Good luck finding someone in real estate with a heart of gold who cares for other people’s homes and wellbeing of their buildings and their neighbors peace and quality of life outside of the office. The last company who was running our building and ran away with our reserves, crippled the building and left no trace of paperwork to rebuild from. Justice was not served. We ended up in the hole, penniless and in need of a lot of love. We needed someone to care and be ethical. We may have not received justice from law enforcement but we sure did in being gifted, Sondra. I say all the time to myself that if we didn’t have Sondra, I would not trust the decisions of the building or believe it could be restored for the better. As a property owner, I give a crud about the safety and wellness of the building I live in. The last place I lived at, I was subject to a dangerous and traumatizing home invasion where I was drugged and abused and everything inside my house was taken. Everything. Justice again was not served by the powers that be. I am only saying that to say to you that the next place I invested my future and well being and safety in, needed to be trusted. Needed to feel safe. Needed to feel secure and quiet. And it is. I am grateful every day to come home to a place that is being properly managed thanks to Sondra and her big heart and drive. She cares people. She works hard, for others. She is a good person. And you want her on your team/side. But don’t take her from us because I need her ;) selfishly of course.
Thank you, Evelyn. What a terrific review. Sondra is great. She helps our clients and the rest of the team in so many ways. She is also kind, caring and works very hard. She loved reading your review and so did the rest of the team. Thanks again and we are here for you.
We had the pleasure of working with Joel Loya as our general contractor for our home renovation in Seal Beach, and I couldn't be happier with the results. Joel delivers high-quality work at a very reasonable price, and his attention to detail truly stands out. He provided valuable guidance on materials and design, while also being open to all of my ideas and incorporating them thoughtfully into the final plan. That balance made the whole process feel collaborative and stress-free. He also went above and beyond by shopping around to find the best prices on appliances, which I really appreciated. Throughout the project, Joel worked efficiently and kept me consistently updated on progress. Any time I had questions or concerns, he responded the same day without fail. Overall, the experience was smooth, professional, and exceeded my expectations. I'm extremely pleased with the outcome and would highly recommend Joel and his team to anyone looking for a reliable and skilled contractor.
Thank you, Chris. Joel has been one of the best things that have happened for the maintenance side of our operation. We are lucky to have him and am certain he will appreciate your kind words!
As a first-time renter after many years of homeownership, I wasn’t sure what to expect from the lengthy and tedious rental process in Southern California—but working with Gabriela Jansen and the team at Mike Dunfee Group, our experience was completely changed for the better. From the very beginning, she was incredibly patient, responsive, and genuinely committed to helping me understand each step. Her and her team took the time to explain details that might seem obvious to seasoned renters but were new to me, and she made sure I felt confident in every decision along the way. What really stood out was how far she went beyond the basics. Whether it was answering questions outside of normal hours, providing helpful insights about the local market, or proactively addressing potential concerns before they became issues, her level of care and professionalism was exceptional. Thanks to Gabriela and the Dunfee Group's support, what could have been a more stressful transition turned into a manageable, streamlined experience. I truly felt like she had my best interests in mind at every stage and I would highly recommend her and Mike Dunfee Group to anyone—especially those navigating the rental process for the first time. The view from our new apartment is spectacular!
Thak you, Richard, for such a thoughtful and kind review. It is truly appreciated and we are here to help.
Maintenance requests go months without response. Also their 24 hour emergency line ( Option 9 ) says it's not working. I've reported this twice in the last 4 months.
Hi Joe – I remember the Friday, when you called, the person who manages the condo community was out of the office, but I understand she returned the call on Saturday from her son’s baseball game to clarify the situation. I hope the call helped. We have had issues with the number once before, so I personally called the 562-493-1400 number and pressed 9 to check and got through. There was an option to speak to a person, which I did, or I could have communicated by text if that was my preference. We receive between 50 and 70 maintenance request a week so it is important that things work. We are in the process of clearing out some old unresolved work orders which may be why you got the notification. We are doing so to improve our service. There is a process we have to follow when an HOA is involved that requires approval of any repairs or charges, which really complicates matters in regard to fixing the exterior window. I believe Sondra talked to you about the situation with your HOA. Your HOA does not have enough money to handle the significant maintenance issues in the building. We are trying to help but can only do so much with the very limited resources. I recommend you pay attention to what is going on with the HOA and help out. You may even want to try to get on the board. There are open seats and there are important decisions to be made.
Mike Dunfee Group and Gabriela, in particular, are absolutely incredible at what they do. As a single mom moving back to CA from out of state while working full time, I was beyond stressed about finding the right place and the logistics of everything. Gabriela made the process painless. I was approved in less than an hour and she even took the time to go back to the property and get me some videos for the moving company so that I wouldn't have to spend the money on a flight. We did the entire process remotely and it was a breeze. They've been nothing but courteous and friendly from start to finish. I cannot say enough nice things about the team. Thank you for easing this worried mom's mind and making this move so simple. I look forward to many years as a tenant.
Hi Demi, What a great story. I am so happy to hear and will share with the rest of the team as a good example. Welcome back to California. We are glad you are back!
I’ve had a great experience working with Mike Dunfee Group. Their team is professional, organized, and extremely responsive. Daniel is especially attentive and always quick to address any questions or concerns. Communication is clear and timely, which makes working with them smooth and stress-free. Highly recommend them for property management services.
Hi Jorge, Thanks for the recognition. The entire team will appreciate your kind words.
