I called ten companies on a Monday. Jeff was the only one that called me back and came out that week to test an oil tank for my client. He is an excellent communicator as well and helped answer all of our questions.
Phoenix Environmental was a huge help during our recent Phase I assessment. They did a deep dive into the property's history and uncovered that it had operated as a dry-cleaning facility for decades—not just a retail storefront—raising the potential for environmental impact. While a Phase II wasn’t conducted, their…

Completed our Phase 1 soil samples quickly and efficiently!
Thanks, Brooke! I look forward to seeing your new location in Delaware!
Phoenix Environmental was incredible to work with on our commercial renovation project in downtown Bellefontaine, Ohio. They've been a great partner throughout the process! Their thorough asbestos inspection for the building gave us exactly what we needed. With their expert guidance and documentation, they also helped us secure a $165,000 Ohio Brownsfield Remediation Grant through the Logan County Land Reutilization Corporation to support our cleanup and abatement activities! Thanks to them, this circa 1927 building can finally be safely renovated into a wonderful new children's museum operated by the LoCo Kids Foundation. We couldn't have asked for a better partner!
Thanks, Jordan! We really appreciated the opportunity to help you secure that grant. I truly admire what you're building out there with the LoCo Kids Foundation. As a dad of three, a scientist, and a lifelong student—I think what you're doing for kids is super important. Creating an engaging, interactive space where they can dive in, build confidence, and let their curiosity run wild is such an incredible gift to Logan County and beyond. Yeah, science! I also think that building has an absolute ton of charm. We are looking forward to attending your adult event in March next year!
Phoenix Environmental: Got the Job Done & Saved Our Deal! We hired Phoenix Environmental for a Phase I Environmental Site Assessment (ESA) for a gas station we were buying. The past use of the site immediately raised some red flags that were confusing and stressful, seriously jeopardizing our loan closing. Our capital provider was extremely strict, requiring the Phase I documentation to meet unequivocally tough standards. Phoenix Environmental was incredible. Their technical expertise and proactive due diligence meant they didn't just report the problems—they worked hard to properly investigate and clarify the complex issues. Phoenix helped us work through the lenders requirements, making sure we avoided a costly and time-consuming Phase II recommendation, which was non-negotiable for us to move forward. It wasn't easy, but thanks to their commitment and expertise, we secured the necessary financing and finalized the acquisition without a hassle. If you're a commercial client facing tight deadlines and strict lending requirements, I highly recommend Phoenix Environmental. They deliver..
Thanks, Omar! Glad it all worked out for you. It was a tough one. We wish you nothing but success with this gas station property--and the next one you buy. Give us a call when that one pops up! JP

Phoenix Environmental was a huge help during our recent Phase I assessment. They did a deep dive into the property's history and uncovered that it had operated as a dry-cleaning facility for decades—not just a retail storefront—raising the potential for environmental impact. While a Phase II wasn’t conducted, their insights helped us fully understand the risks and next steps. On top of that, they were incredibly patient, answering all our questions and helping us navigate the back-and-forth between parties in the deal. They also provided great insight into the possibility of pursuing a brownfield assessment or remediation grant if needed down the line. Their knowledge and thorough approach made a big difference for us, and we will definitely be using them again in the future. Highly recommend!
Thanks, Aaron. That was a tough project but our team enjoys a challenge. My son, also named Aaron, did a great job researching this property. Due diligence is about detective work and through that we were able to find the evidence that this was a dry cleaning plant...and the underground storage tanks and spill site. Not an impossible site but the potential for significant environmental issues (especially from dry cleaning solvents) is there. Hopefully, the owner can pursue a grant and get this assessed and cleaned up...he didn't cause the problem, he just unfortunately bought one! Best of luck with your new venture. I think it sounds absolutely brilliant and well timed!
