Reviewers with a 4.6 rating frequently praise the maintenance team for rapid response times and effective repairs, while also highlighting friendly office staff and affordable pricing. Positive feedback often notes quick communication during move-ins and helpful management interactions. However, lower-rated reviews cite recurring issues with pest infestations, unresolved mold or flooding, and aggressive parking enforcement. Some tenants also expressed frustration with automated leasing systems that hindered direct communication with staff.

Hi Raheena. Thanks for taking the time to share your positive experience. We truly appreciate it!
It would be very difficult, if not impossible, to find an affordable apartment wherein the staff, from management to caretaking, are so friendly, helpful and kind. Our neighbors here were equally nice. If we did not have to move to be closer to our family, we could stay here a V.ERY LONG TIME. The beautiful pool was a complete surprise which we enjoyed so much. Thank you, Oak Park. We will miss you all.

Hi Cordell. We are thrilled to learn that you had a positive experience with us!
I love Ranier properties! I am at the Enfield location and it has been wonderful. I have to particularly brag on maintenance, as soon as I submit a maintenance request he is there to fix it as efficiently as possible!!
Byron and PePe are the best! Almost every time I put in a maintenance request they are there within an hour. They truly care and want the best for the tenants!!

Hi Annie. Thank you so much for leaving us a stellar review!
A/C and heater issues, pest issues, they constantly get their residents towed, mold issues, vendors are incompetent and take cheap shortcuts. I’d steer clear

Hi L. Your feedback is highly appreciated. Thank you for the review!
I used to live at rainier and it was a good experience. I was looking into moving into a rainier property again but they use an AI leasing agent to communicate with me called "Lisa." It's annoying and I keep getting a chain of emails that isn't even answering my question. When I called and spoke to a real leasing agent they were very nice and helpful. Please stop using AI chat bots, that turned me off to wanting to tour any of your properties.

Thank you for sharing your feedback, and for your kind words about your past experience and our leasing team.
We’re really sorry to hear about the frustration you had with Lisa. That’s not the experience we want for anyone, especially someone considering returning to one of our communities! Your comments about the email chain and lack of clear answers are helpful, and we’ll be reviewing how this system is being used to make sure it’s actually improving communication, not making it harder.
We’re glad to hear that your interaction with our leasing agent was positive, and we’ll continue prioritizing that personal, human support. Your feedback has been shared with our team, and it will directly inform how we move forward.
If you’re still open to it, we’d love another chance to help you find a home and ensure you have a much smoother experience. Please email us at [email protected].
I lived in Oak Creek, and would rate this lower if I could. In 2020, following the massive ice storm, my apartment flooded three times. This was not the first time my apartment had flooded, and though the leasing company brought dehumidifiers, etc in, they did not fix any of the issues that had caused these floods. After the power went out, mold started to grow, and since this was a repeated issue, I asked to be let out of my lease. The apartment complex said no, and would only schedule people come to inspect when I had left for work. The apartment complex had set my door handle to turn the opposite direction, so anytime maintenance would come they would say it was dead bolted and couldn’t gain entry- even if I was actively on the phone with them and saying, I wasn’t in the apartment and it wasn’t dead bolted. Because I had a dog and mold is toxic to them and the issue was getting worse, I left, and Rainier sent me to collections for over $3000 after not inspecting correctly or fulfilling any of my requests.

We’re sorry to hear about your experience and understand how challenging the winter storm and resulting outages were for many residents across Texas at that time. When issues like water intrusion occur, our team works to respond quickly with mitigation efforts. Balances sent to collections are handled according to the lease agreement when a lease ends without the required termination process being completed.
Thank you for the feedback, we will continue to work hard at providing residents positive experiences.
