we had a great experience living in a Sherman Cooper property for 3 years. Landlord was always responsive and helpful.
Recommended by my trusted real estate agent, Chris has been my property manager for some years, from the time I moved away until my recent sale of the condominium in DTSS. He and his team have always been extremely responsible, approachable, on top of things, and providing an overall high value service and peace of mind (even in difficult situations such as flooding from a neighboring unit). The move out inspection and handoff to my real estate agent to sell the property was also smooth and professional, which was much appreciated since I was overseas during that period. I enthusiastically recommend Chris and Sherman Cooper for property management services in the region!

Chris Williams at Sherman Cooper has been our property manager for the last 5 years. He is highly responsive and goes above and beyond to resolve any issues we have no matter the day of the week. I highly recommend Chris's property management services!
Chris Williams at Sherman Cooper did a very good job as my property manager. He treated both the landlord and the tenant fairly and with professionalism at all times. The relationship ended because I sold the property. Also during the sale process, Chris continued to be very helpful and responsive, which showed strong character.
Re-submitting this review because my original review apparently was removed. We had a terrible experience as renters dealing with Chris over our security deposit. It was like talking to a brick wall. Chris was uncommunicative and a general nightmare to deal with (both w.r.t. the security deposit and in general throughout our lease term). We were 100% charged for damage to a wall that was there when we moved in. Please keep in mind if you're concerned about how your property manager interacts with your renters.
Not sure why his previous review was removed. His previous review put an emphasis on how he was mad we charged his deposit like $200 for "touch up painting." The one wall he admitted to damaging spanned more than 30 feet and suffered numerous black scuff marks all along it. It's not that it was like talking to a wall. It's more like he just didn't like the answers I gave him.
As a tenant, I really enjoyed working with Chris! My rental experience overall was improved once Chris was working with my landlord and I. I appreciated his knowledge of DC housing and tenant’s rights laws and best practices. He me a same-day plumber when my toilet tank stopped filling the day after Thanksgiving!! A good and professional guy.
Sherman Cooper is professional, efficient, and a complete pleasure to deal with. We offered up some tough competition, having managed our properties for decades. The properties are actually more profitable, and less of a headache, under Sherman Cooper Property Management. I’m honestly not sure why I waited so long. Chris and his team at Sherman Cooper continually meet and exceed our expectations.
Chris currently manages two properties for me. He is very professional, dependable, honest and responsive. When I have a question he gives me an answer right away. I would whole heartedly recommend him for property management.
