I used Utopia Property Management to manage my studio unit from 2021 until recently. Unfortunately, my experience—especially during the last year—was very disappointing. Communication was consistently poor; I had to reach out for every update, including lease renewals and tenant status when the unit was vacant. I want to urge fellow property owners to be cautious and not take everything at face value. When I first rented the unit, it included a mounted TV, which I later discovered was missing. Additionally, I was blindsided by a tenant complaint about alleged mold that I was never properly informed about. Instead, I suddenly received “mold remediation” estimates—one exceeding $8,000—and was expected to approve and pay for it. To protect myself, I opened an insurance claim. The investigation found no mold or water damage whatsoever. Once the tenant’s lease expired, I ended both the lease and my relationship with Utopia. I still have another property managed by Utopia in Moreno Valley and sincerely hope to not experience similar issues. My new management company, Total Property Management Services, has been a breath of fresh air—communicative, transparent, and fair in pricing. In my opinion, owners should proceed carefully with Utopia. Always get second opinions on any repairs or claims. I feel there were serious ethical issues in my case, and while I chose not to pursue it legally, I wanted to share my experience so others can be informed. Your property has been consistently rented since 2021, with less than two months between vacancies. During the last turnover, our leasing coordinator, Jenny, stayed in regular contact and provided multiple updates about showings, prospective tenants, and lease preparation. The mounted TV and bracket were an oversight during the move-out inspection, and we take full responsibility for that. Regarding the mold concern, our office received a tenant report of discoloration along the baseboards, and we promptly scheduled professional testing to ensure the safety of both your property and the tenants. The results showed elevated levels of Cladosporium and Penicillium/Aspergillus spores in the living room, and the testing company recommended opening a small wall section to confirm there was no hidden moisture or damage. We follow state and local health guidelines when responding to potential environmental issues and always act to prevent larger problems for owners and residents. These steps were taken out of caution, not as an assumption of liability or a requirement for unnecessary work. We apologize if the estimate wasn’t communicated clearly, and we understand how that might have felt surprising or confusing.
