Do NOT buy a Zia home unless you want a leaky roof or the shingles flying off!! We can’t catch a break with this brand new house! We haven’t even had it for 3 years!! And NO of course it’s not under warranty even though the first year we were living here the roof was already leaking and supposedly it got fixed! $400k home and a proper roof wasn’t even installed on right!! I am very disappointed.

We are currently nearing the end of our experience with purchasing from Zia. We were a little nervous and unsure since we were moving from out of state, but they have all made it a lot easier, especially during the walkthrough and orientation. Zack, David and Sonya were very professional, but friendly at the same time. Actually made it enjoyable and stress free! Hoping that this just shows how easy it will be moving forward after closing.

When it comes to your initial experience it’s well done, however as time goes on you start to see where corners are cut and bridges begin to burn with the culminating experience of your “annual warranty expiration”.
It has been far from pleasant, they preach on about ‘waiting until the end of the year’ for non-emergent ticket items and when that day comes they’ll be quick to tell you it isn’t covered in warranty. Now, this also falls on us as buyers as we should be thorough in our understanding of the finite details within the warranty. But let’s also not forget that we’re human, first time home buyers, and have lives, careers, and responsibilities that expand beyond the walls within this home.
Want my opinion? I look around my neighborhood (that’s Tropicana and Zia) and on the outside, Zia has failed to maintain competition with competitors. From outside fixtures to rock walls to yards being done, Zia appears to leave it for tomorrow’s problem. I’m not aware of what other companies offer or what their homes look like inside, or their warranty and the process of going through claims, but for me personally this has been an underwhelming and frustrating experience from Zia. Appears to be a lot of smoke and mirrors so they can save as much money possible in terms of warranty. If you’re a buyer I suggest you really lock in and make sure to get the most accurate and correct information about your warranty because if not you run the risk of feeling just as disappointed as I am.

At Zia Homes, we encourage all buyers to ask questions and familiarize themselves with their warranty coverage throughout the purchasing process. We also schedule two appointments prior to closing to review cosmetic items, warranty expectations, and homeowner maintenance responsibilities.
We understand everyone has busy schedules, which is why we provide resources outlining our warranty policies and requirements. Our recommendation to submit non-emergency warranty items at designated milestones is intended to consolidate repairs, minimize repeated trade visits, and reduce disruptions to homeowners' schedules.
While we recognize the demands of everyday life, regular home maintenance remains a homeowner's responsibility. Additionally, our warranty department must operate within the terms of the limited warranty and cannot provide coverage for items outside those provisions.

Zia Homes has no pride in their work. They build homes for quantity not quality. Purchasing a brand new home, you’d think you wouldn’t have a lot of problems. Not with Zia. I’ve had leaks on my roof, that was addressed when I purchased the home through the home inspection. Never fixed until I had water pouring in my house staining my ceiling. The master bedroom shower liner was stapled through, causing water to fall through the vents of my kitchen. When walking on my tile, it makes a crunch sound that they promise is natural. There’s a rotten smell emitting from the pipes of my upstairs drains. They can’t fix it so blamed it on my p trap not holding water. Now with the rain storm, a window was not sealed correctly during installation . There’s water coming inside my home soaking my carpet. I have been in the home for over a year so they only warranty those problems for one year. It’s pretty sad you have to hire someone to fix and seal a window that was installed incorrectly. I guess you need to spray your windows excessively with a water hose to make sure they were sealed correctly.
