Zach went above and beyond for us. I have never had a home inspector call me and take the time to go over the report. It enabled me to not feel so overwhelmed looking at the report and I could have an informed conversation with my realtor. Incredibly nice guy and I appreciate all he did for us! 10 stars if Google would let me
We had a home inspection performed by Zach courtesy of the buyers in the process of buying our house. He showed up 45 minutes early while we were trying to finish getting everyone out of the house.
Zach decided to tell the buyers our windows were "fogging" because we had SILVER curtains to keep the sun out of our room. Dont believe me because that's actually ridiculous? I agree. I have pictures as proof, unfortunately.
He then proceeded to allegedly tell the buyers it can cause mold based on buyer's realtor and our realtor it sounded like he pushed them to have us replace the windows or get a contractor.
House knowledge aside, why would you see SILVER and automatically think: "Yeah, thats fog!" You can even see the curtain folded back in the picture!! Right window.
We had to go out of our way to prove it was curtains to the buyers and their agent, because they trusted someone deemed a professional. Who they should be able to trust. Zach made this process SO much more frustrating than it should have been for everyone involved. Causing a whole day of back and fourth, and one contractor later to say things were fine.
PLEASE. Slow down during your inspections. What might seem as a minor error to your company can turn into A LOT more unneeded work for buyers and sellers or even the buyers losing a house/sellers losing an offer.

This review is not from a client but rather from the seller of a property who did not like the findings in the report. Looking at the pictures in the inspection report and those very same pictures which you uploaded here, you can clearly see that the corners of the windows dispayed clear signs of fogging. The curtains at those windows had nothing to do with the fogging itself. If fogged windows are present at the time of the inspection, the inspector has to insert the comment so that the client can investigate the issue as they seem fit.

I wrote the review below immediately after he finished the inspection. Once I received the report it was a different story. All sorts of serious structural things were noted that were never mentioned to me by him verbally during the inspection when he was finished. I had to hire a structural engineer and other professionals to prove him wrong. And he was wrong. Cost me lots of money and a sale.My belief is that he is inexperienced and incompetent. It is also interesting that three other inspectors before and after Zach did not find any of those serious structural things that he called out. Fortunately, I responded to his review in the disclosure when I put the house back on the market. And provided ample documentation for all his errors. I was able to list the home at a higher price and made back the money that Zach initially cost me.

Zach Donaldson did a very thorough job. He was on time courteous and was very careful to not disturb anything in the house. At the end of the inspection he explained the things in the report that would require attention.
