Dave sold my rental property in Portland in need of repair. He not only found a great buyer but helped through every single step to get a difficult property sold. He is very knowledgeable and more than willing to go the extra mile for his clients. I HIGHLY recommend using Dave!!!
I used Dave Sobolik to sell my property in East Vancouver and was extremely impressed with the job he did. His marketing was outstanding. Before the listing even went live, Dave created significant exposure through social media and advertising, which I believe contributed to an incredible turnout at our open house. By the end of that day, I had two offers over asking price, with a third offer coming in shortly afterward.
The buyers I ultimately considered were also represented by Dave. He was completely transparent about the dual representation from the beginning. Having never been in that situation before, I found it challenging at times because I naturally viewed Dave as my realtor and wanted him advocating solely for my interests. There were moments when it felt as though I was negotiating with my own realtor. While everything worked out well, I would personally choose separate representation in the future simply because of the complexities involved when one agent represents both sides.
That said, I have tremendous respect for Dave and the way he handled the transaction. He worked incredibly hard and did an excellent job representing both parties. My only complaint is that he may have done a little too good of a job for the buyers! 😊
Overall, I am 100% happy with Dave and would absolutely recommend him to family, friends, and clients. He is professional, hardworking, an excellent marketer, and someone I would confidently refer to anyone looking for a realtor.

Dave is a cut above the rest. I do not say that lightly. I was an agent in Portland for 4 years and helped people buy and sell their homes and was so grateful that they chose me to handle their transactions. I worked with hundreds of agents on both sides. When it came time to sell our mom’s home I had been out of real estate for almost a decade. I didn’t know the market and wasn’t in tune with it, therefore we decided to go with Dave.
Wow. Was I surprised. I realized what a true real estate professional looks like vs what a real estate agent is. His market knowledge is unparalleled and his attention to detail is incredible. The one moment that stands out most for me among at least a dozen, is his savy when it came to our inspection report. He not only had his team (he “knows a guy that handles that.” For EVERYTHING!) double check the report but he also had bids to do the specific jobs that were asked for. He also talked to the inspector to get a better idea about the scope work required. He saved us tens of thousands….. truly solid advice throughout the entire process and we sold the house for a significant sum more than we would have otherwise. I can’t recommend Dave enough. I will be using his services for our house sale when the time comes.
As a side note: Dave is easy to communicate with and kept in touch through the process without fail. If I had a random question on Tuesday night he responded immediately and was available for follow ups. Dave Sobolik is an amazing real estate professional.

Outstanding Portland Realtor for Investors & Fix-and-Flip Properties
I had an exceptional experience working with my realtor, Dave Sobolik, on the purchase of an investment property in Portland, and I cannot recommend him highly enough. From start to finish, he was professional, knowledgeable, responsive, and completely transparent.
He originally brought this property to my attention while acting as the listing agent and immediately recognized its potential as a fix-and-flip investment. He coordinated a showing for me and my general contractor, helped analyze renovation costs, and then ran very thorough sales comps to determine an accurate ARV. His understanding of the Portland real estate market and investment strategy was invaluable in helping me confidently evaluate the numbers.
Throughout the entire process, communication was excellent. He was always available, proactive, and clear, which made the transaction smooth and stress-free. He negotiated effectively with the seller and helped make the deal happen in a way that worked for everyone.
