Jackie is a seasoned and successful real estate agent with a strong track record in the Boston market. She advised us on preparing the home for sale, presented our home well with polished listing materials, generated buyer interest, and ultimately secured a respectable offer. Unfortunately, our experience exposed several concerns. Before it was painted and staged, Jackie visited the home only three times over nearly four months — including the initial interview — despite assuring us that her Boston location would not affect accessibility. In hindsight, we would have benefited from more local presence and engagement. Communication was frequently slow and rarely proactive. Jackie explained that Wednesdays and Thursdays were reserved for personal appointments, and that responses would be quick only “when it matters most.” Texts were often filled with typos and voice‑to‑text errors she did not proofread, which came across as careless and, at times, disrespectful. Her nonchalant communication style often made it feel as though our roles were reversed. Jackie’s recommended approach was for us to move out two weeks before the open house, leaving us responsible for power‑washing, painting, repairs, deep cleaning, and staging — costs many brokers help offset in a seller’s market. While her preferred vendors received our business, the responsibility for coordinating moving parts frequently fell on us. Efforts to shift responsibility were often met with resistance or finger‑pointing (“that’s not typically my job”). She was persistent, however, when it involved protecting her vendors and ensuring we paid them promptly. We also managed unexpected issues remotely, including storm damage and a last‑minute smoke detector certification problem that could have been addressed more efficiently if Jackie had invested time earlier. On closing day, Jackie forced me to resolve a mattress pickup issue from 1,200 miles away. A hands-on broker would have taken charge. Equally concerning was her lack of transparency. She described the fire inspector as rude, implying she had been present when she had not, and she misrepresented both the mattress pickup dispute and a fire certificate mix-up without apologizing. These episodes created unnecessary stress and eroded trust. Jackie had told us that after the P&S was signed, we would receive a closing checklist from her team. Instead, it was a largely generic, unedited template that also promoted an attorney in her network and asked for referrals to help her business. She then solicited a Google review and our "Friendship" on Facebook, which seemed self‑serving and inappropriate, especially a month before closing. Pricing guidance was inconsistent. Jackie initially suggested a range, then indicated we might list higher, then recommended a more conservative price right before going live. She reassured us that “the market would drive the pricing up,” but that reasoning felt less like a deliberate strategy than a last‑minute adjustment aimed at securing a fast first‑weekend sale. In sum, our home did sell quickly — albeit after a substantial financial and emotional investment. Jackie followed a proven formula supported by high‑quality vendors, and she likely negotiated well with the buyers. Still, the experience leading up to the sale of our most valuable asset was rough, frustrating, and far more burdensome than we expected.
