Based on how I was feeling I was concerned the house had mold but Icouldn't see or smell anything. I wound up making two of my best decisions ever: contacting Mold Test DFW and then choosing to use their professionally-trained Mold dection dog "Ember" as one of their mold assessment tools! Ember alterted to mold on two sides of the same wall where there were no visable signs. Later, she and Ryan (Mold Test DFW Owner) went into the walk-in attic that houses the HVAC. Sure enough, Ember walked right up to the air handler in one of the ducts and alterted for Mold again; and again, no visible signs of Mold. In both cases Air and Surface samples validated what Ember already knew; there WAS Mold. Then Ryan was able to write a Mold Remeduation Plan for the Remediation comoany to follow. Once that was complete, Ryan and Ember came back and were able confirm there was no longer a Mold concern in the house. I'm so glad I did not ignore my concerns and instead reached out to Mold Test DFW and met that smart/sweet girl, Ember.

Ryan was easy to schedule, communicated well, and arrived promptly. At the time, I appreciated his laid back approach, as I was anxious about the situation due to health symptoms after a leak. Our inspection did not identify any areas of concern. We eventually removed materials ourselves, saw visible mold, hired a remediator, who showed elevated moisture readings and even swollen door jambs indicating water damage extending out of the room of concern. I then hired another inspector to make sure things were remediated properly who spent FIVE hours inspecting (not thirty minutes) identifying areas of fungal growth in the attic, HVAC coils and plenum, positive air samples from a previous leak with prior owner, mold growth on some furniture, as well as identifying areas we could improve on to prevent future issues. If you have serious/obvious water damage, Ryan may be able to handle it. Unfortunately, I paid him to inspect and find mold/areas of concern and not one of these areas was identified.
