I truly, truly cannot say enough great things about Luke and Bri. From our first meeting at the coffee shop to our closing, they have been phenomenal. As first-time home buyers, we knew very little about purchasing a home and were honestly quite nervous about it all. Throughout the entire process they were patient, kind, and receptive to every question we had, no matter how silly we felt asking it. What was most impressive was their availability and responsiveness as we worked with them. We worked with Luke Salmon as a buyer’s agent and had a difficult experience following the inspection. We were not clearly guided through the inspection contingency process, including required steps, supporting documentation, and the seller’s contractual rights. We later learned the process was more complex and consequential than we were led to understand at the time. We did not feel our contractual position was clearly protected or that we were clearly advised on how communication and decisions during this phase could materially affect our position in the transaction. We relied on professional guidance during a complex phase of the transaction and did not feel that guidance was as clear or complete as we had expected. As a result, our family incurred a significant financial loss (approximately $8,000) and months of unnecessary stress. This outcome stemmed from how the inspection contingency was handled and explained during a critical point in the transaction. We expected clearer guidance, stronger direction, and a higher level of accountability when issues came up—and that was not our experience. Others may have a different experience, but for buyers navigating inspections and contingencies, I would strongly encourage asking detailed questions and ensuring you fully understand the process before moving forward.
