We recently purchased a home and relied on a Pillar To Post inspection report that had been completed for a previous prospective buyer. While we understand that we could have ordered our own inspection, we felt it was reasonable to rely on a professional report prepared by a nationally recognized inspection company for identifying major and obvious defects.
After purchasing the home, we discovered that the pool spa heater was not functioning—a repair that may cost thousands of dollars. Concerned, we hired four separate pool professionals and inspectors to evaluate the issue. Each independently indicated that the problem was obvious and should have been readily apparent during a standard inspection of the pool and spa equipment.
Our realtor, Felicia Williams, contacted Pillar To Post seeking clarification. We were told they could not discuss the report because we were not the original client who paid for the inspection. While we understand confidentiality requirements, it was frustrating to receive no explanation regarding an issue that multiple professionals later described as obvious.
We understand that no inspection is perfect and that inspectors cannot catch every hidden defect. However, this was not described to us as a hidden issue. Had it been disclosed, we could have negotiated repairs or made a more informed purchasing decision before closing.
As a result, we are now facing thousands of dollars in unexpected expenses. Based on our experience, we would encourage buyers to independently verify major systems and equipment, even when a professional inspection report is available.

Thank you for sharing your perspective. As noted in your review, the inspection in question was performed for a different prospective buyer and not for you directly. Because home inspections are prepared for the client who ordered the inspection, we are bound by confidentiality requirements and are limited in what we can discuss with third parties regarding the contents of a report. While we understand your frustration regarding the pool equipment, we are unable to comment on the specifics of another client's inspection. Additionally, the scope of an inspection and the condition of systems and equipment can vary over time. For that reason, we generally recommend that buyers obtain their own inspection and any specialized evaluations they deem appropriate before closing on a property.
