Celine, We take client concerns seriously, but several statements in this review are materially inconsistent with our records and omit important facts surrounding our management relationship. Payment was confirmed prior to the resident taking possession of the property. The resident was also an individual with whom you had direct contact before Real Property Management Affinity became involved, and the decision to move forward occurred with your knowledge and involvement. When the resident later vacated and the refrigerator was discovered missing, the matter was not ignored. A police report was filed regarding the missing property, you were provided documentation concerning that report, and the matter was referred to law enforcement. Accordingly, the statement that our company took no action regarding the refrigerator is inconsistent with the documented record. You subsequently filed a formal complaint against Real Property Management Affinity with the Tennessee Real Estate Commission regarding our management of your property. The complaint was reviewed through TREC’s formal process and was ultimately closed with no action. We have retained the Commission’s written determination and the supporting records related to this matter. Our management relationship ended because the professional relationship had deteriorated to a point where continued representation was no longer appropriate. This included disagreements regarding contractual fees, property expenses, rent ready costs, and other management matters. More importantly, there were requests that we declined because we believed complying with them could conflict with Fair Housing requirements and our professional obligations as a licensed real estate company. We also declined requests that would have required us to provide information or documentation to third parties that we believed would not accurately reflect the property’s occupancy status. Real Property Management Affinity will not knowingly provide inaccurate information to a third party, misrepresent the occupancy or tenancy status of a property, or disregard Fair Housing or other professional requirements in order to accommodate a client’s request. When continuing a client relationship would require us to compromise those standards, we will end the relationship. Personal remarks concerning my education, title, or professional credentials have no bearing on the documented management of the property. We remain confident in our records, our actions in this matter, and our decision to terminate the management relationship. Because this matter has already been addressed through the appropriate regulatory process, we will not litigate the complete history of the management relationship through Google reviews. We have retained the relevant agreements, communications, payment records, police documentation, and regulatory correspondence concerning this matter. Dr. Shenika D. Hudson Owner/CEO
